I've been away from the game for a while, but I thought that Mechanized units used to be cheaper than Tanks, but they both cost 250 MPP now (at least for Germany), so other than having a shorter production delay (4 turns instead of 5) and being able to build them when you've built all your Tank units, are there any positives to them compared to Tank units? They both seem equally bad when defending in urban areas (and attacking them?), Mechanized units use Infantry Weapons (capped at 2), rather than Advanced Tanks (capped at 5) and have lower De-Moralization values (10 vs 35), lower attack values against armoured units and overall lower defence values. The only thing they seem better at is attack values against naval units(!)

So, until you've run out of tank builds, is there any point in building them? Maybe for the Italians, if they don't invest in Advanced Tanks, perhaps? Or am I missing something else - different terrain movement penalties, perhaps?

I think that's pretty much it. As Germany or USSR you're likely to run out of tank slots sometime. Early on your tank research lags behind your Infantry research, and that or the production delay might make Mechs looks temporarily attractive.

Or if you're Italy and ignoring Advanced Tanks. (Or Japan, but that's a different game ;)

The other thing is that they count as Light Armour not Armour as a unit type, along with light tanks, recon, and AT. But I struggle to see reasons why that's attractive, mainly it seems to have most of the same advantages and disadvantages.
